Most renovations begin with a mood board. Ours begin with a conversation about mornings: where the light lands at seven, who cooks, who reads late, what the household actually needs shelved, hidden or on show. The drawings come after the listening.

Questions we hear most often

How much should I budget for a full home design and build in Kuala Lumpur?

For a whole-home project we generally advise from RM 120,000 for a standard condominium and from RM 250,000 for landed properties, depending on wet works, joinery density and material selections. Every figure is itemised line by line before you commit — we do not work with provisional sums that balloon later.

Do you charge for the first consultation?

No. The first meeting — at our Jalan Ampang Hilir studio or over a call — is complimentary and carries no obligation. If we are not the right fit for your project, we will say so and, where we can, point you toward someone who is.

How long does a typical project take?

A focused condo refresh runs six to eight weeks on site. Whole-home projects usually take fourteen to twenty weeks, and design-and-build projects involving structural work run six to ten months including authority approvals. You receive a dated programme before work starts and a progress note every week.

Will there be hidden costs or variation orders?

Our contracts are fixed-price. A variation order is only raised when you change the brief or when a concealed site condition — say, corroded plumbing behind a wall — is uncovered. Either way, nothing proceeds until you have approved the cost in writing.

Do you handle renovation permits and management approvals?

Yes. We prepare and submit renovation applications to management offices and, for structural or extension work, coordinate with our consulting engineers and the relevant local authority (DBKL or MBPJ). Permit timelines are built into your programme from day one.

Can you work with furniture and pieces I already own?

Gladly. We photograph and measure the pieces you love during the briefing stage and design around them. A home that carries some of your history usually feels settled far sooner than one furnished from scratch.

What does the 24-month warranty actually cover?

All workmanship we deliver: joinery alignment, tiling, waterproofing of wet areas we built, painting and electrical points we installed. Report an issue within the warranty window and our own team — not a subcontractor you have never met — makes it right at no cost.
