Design & Build

One brief, one contract, one accountable team

From first sketch to authority approval to the final coat of paint — without the gap between designer and contractor where budgets usually disappear.

Why One Roof

The handover gap is where projects go wrong

In a conventional arrangement, a designer draws, a contractor prices, and the two argue in your living room for eight months. Design and build removes the seam: the people who priced your project are the people who drew it, so buildability and cost are tested at the sketch stage, not discovered on site.

You sign one fixed-price agreement. We carry the coordination risk between trades — because we chose them, we scheduled them, and we answer for them.

The Sequence

Five stages, each with a written gate

1

Brief & Feasibility

Site survey, household or business interview, and a feasibility note that states honestly what your budget can and cannot buy.

2

Concept & Fixed Price

Planning options, a material direction, and an itemised fixed price. Nothing proceeds until you approve both drawings and figures.

3

Documentation & Approvals

Construction drawings, engineering checks and submissions to DBKL, MBPJ or your management office — all handled by us.

4

Construction

Our site team and workshop build to the approved set, with weekly photo reports and a live programme you can question at any time.

5

Handover & Warranty

Joint inspection, zero-defect handover, as-built file, and a 24-month workmanship warranty served by our own crew.

Suited To

When design & build is the right call

  • Extensions, knock-down-rebuilds and structural reconfigurations
  • Owners who want a single point of responsibility and one warranty
  • Projects on a firm deadline — a wedding, a school year, a lease expiry
  • Overseas owners who need weekly documented progress they can trust
